Passing the paper is not the last step. The Certificate of Competency is what registration actually asks for, and it runs on its own five-year clock.
What the MahaRERA Exam Is
Under the Real Estate (Regulation and Development) Act 2016, anyone who facilitates the sale or purchase of a property in a registered project has to be a registered real estate agent. Maharashtra ties that registration to a Certificate of Competency: from January 2026 an agent completes a 20-hour training programme through an approved provider, then sits a written exam.
The exam is not a formality. It tests whether you can apply the Act, the Maharashtra rules and the MahaRERA portal requirements to the situations that come up in a real transaction. Scenario questions are common, and they are where most candidates lose marks.

- New applicants for a MahaRERA real estate agent registration.

- Individual proprietors, and the designated person for a firm or company holding the registration.

How to Prepare
- Read the RERA Act definitions and Sections 3, 4, 9, 13, 14 and 18 first. They carry the most marks.
- Learn the Maharashtra-specific rules: forms, fees, portal workflow and QR code requirements.
- Practise the calculations — carpet area, delay interest, the 70% designated account, penalties. These are quick marks if you have done them before and slow ones if you have not.
