What the RERA Mock Test Covers

The MahaRERA certification exam covers 7 topic areas with the following approximate weightage:

Sample RERA Mock Test Questions

Sample Question 1 RERA Act 2016
Which section of the RERA Act 2016 deals with mandatory registration of real estate agents?
Explanation: Section 9 mandates that every real estate agent must register with the Authority before facilitating any sale or purchase in a registered project. Section 3 covers project registration. Section 7 covers revocation of project registration.
Sample Question 2 Allottee Rights
An allottee is entitled to obtain which of the following information from the promoter under Section 19(1)?
Explanation: Section 19(1) entitles allottees to information relating to sanctioned plans, layout plans with specifications approved by competent authorities, and all other information as provided in the Act or the agreement for sale. MahaRERA makes this available on its portal.
Sample Question 3 Due Diligence
What document confirms land ownership for urban properties in Maharashtra when conducting due diligence?
Explanation: For urban properties, the Property Card (issued by the City Survey Office) confirms ownership. The 7/12 extract serves the same purpose for rural/revenue lands. The Encumbrance Certificate confirms whether any charges or mortgages exist on the property.

How RERAExam's Mock Test is Different

Adapts to your weak areas
After every exam, the system identifies which topics you score lowest on and weights future papers to focus on those topics.
Topic-by-topic mastery
Each of the 7 exam topics has a progress meter. When all turn green, you know you are ready — not hoping.
Real time pressure
The 40-minute countdown runs exactly as in the IBPS exam. You learn to manage time before the real test, not during it.
Explanations for every answer
Every question includes a full explanation — not just the correct option, but why it is correct and what Act or Rule it comes from.

Why Most Agents Fail the MahaRERA Exam

The pass rate for first-time candidates is lower than most people expect. The exam is not designed to test whether you attended the 20-hour training — it tests whether you can apply RERA and MahaRERA rules to real agent situations under time pressure.

The training alone is not sufficient preparation. The mandatory 20-hour programme gives you exposure to the content. The exam tests whether you can apply it. These are different skills. Without practise under timed conditions, most candidates run out of time or confuse similar sections.

The three patterns that cause failure are: confusing similar penalty amounts across sections, misreading scenario questions because of time pressure, and not knowing MahaRERA-specific rules (which differ from the central RERA Act in important ways).

The 5 Most Common Exam Question Types

1. Section identification questions

"Which section deals with X?" — These are straightforward if you know your section numbers. Section 3 (project registration), Section 9 (agent registration), Section 13 (10% advance cap), Section 14 (sanctioned plans), Section 18 (delay rights), Section 79 (civil court bar) appear repeatedly.

2. Scenario-based application questions

A buyer's possession is delayed. A promoter alters the plan. An agent facilitates a transaction in an unregistered project. These questions require you to identify the correct RERA provision and the outcome it produces — not just name the section.

3. Numerical calculation questions

Calculate delay interest at MCLR+2%. Calculate maximum advance on a given property cost. Calculate stamp duty. Calculate the penalty ceiling as a percentage of project cost. These are straightforward arithmetic but require knowing which rate or percentage applies.

4. MahaRERA-specific rules questions

Registration fees, registration number format, portal requirements, quarterly update obligations, Conciliation Forum details, complaint fees — these come from Maharashtra state rules, not the central Act. Many candidates who studied only the RERA Act get these wrong.

5. Agent duty and ethics questions

What should an agent do when they discover an undisclosed mortgage? Can an agent represent both buyer and seller? What happens if an agent makes an independent promise about an amenity? These test knowledge of agent obligations under Section 10 and fiduciary duties.

Section-by-Section Study Priority

Not all sections of the RERA Act are tested equally. Based on the exam pattern, prioritise your study in this order:

  1. Sections 3, 4, 9 — Registration requirements for projects and agents, the 70% designated account. These alone can account for 15-18 questions.
  2. Sections 13, 14, 18 — The 10% advance cap, sanctioned plan adherence, defect liability, and delay remedies. High application value in scenario questions.
  3. Sections 59, 60, 62, 63, 64, 65 — The penalty sections. Know which section applies to which violation and what the maximum penalty is for each.
  4. Section 10 — Agent functions and obligations. Directly tested in agent duty questions.
  5. Section 19 — Allottee rights. Know what an allottee can demand and when.
  6. Section 79 — Civil court bar. Commonly tested as a trick question about the correct forum.
  7. MahaRERA Rules — Registration fees, formats, portal requirements, quarterly updates, conciliation forum.

Sample Questions with Full Explanations

Sample Question 4 Agent Registration
A real estate agent has been operating since 2019 without MahaRERA registration. In 2024, a buyer files a complaint. The applicable penalty under RERA is:
Explanation: Section 62 of the RERA Act: an agent who facilitates transactions without registration faces ₹10,000 per day of default, accumulating to a maximum of 5% of the cost of the plot, apartment or building involved. The cap is not a flat amount — it varies with the property value.
Sample Question 5 Promoter Obligations
A promoter collected ₹50 lakh from allottees for a project worth ₹2 crore. How much must go into the designated 70% account?
Explanation: Section 4(2)(l)(D): 70% of all amounts realised from allottees must go into the designated account. If ₹50 lakh has been collected, 70% of ₹50 lakh = ₹35 lakh must be deposited. The calculation is based on amounts collected, not project cost. The remaining 30% (₹15 lakh) can be used for other project expenses.

Frequently Asked Questions — RERA Mock Test

Is the RERAExam mock test similar to the actual IBPS exam?
Yes. The questions are written to match the IBPS exam's style — scenario-based, multiple choice, with four options. The 40-minute timer matches the real exam exactly. The topic weightage follows the official MahaRERA syllabus. The difficulty distribution across easy, medium, and hard questions reflects the pattern seen in the actual IBPS exam.
Do I need to create an account to take the mock test?
The free daily challenge (10 questions) requires no account. For full mock exams, you register with your phone number and pay ₹499 for 3 months of unlimited access. Your progress, scores, and topic mastery are saved to your account automatically.
How many mock tests should I take before the real exam?
Most candidates who clear the exam on first attempt take 8-12 full mock tests over 2-3 weeks. More important than the number is reviewing your wrong answers thoroughly. After each exam, read every explanation for every question you got wrong. The pattern of errors across multiple exams tells you exactly where to focus revision.
What score should I aim for in the mock tests?
Aim for 35-40 out of 50 (70-80%) in mock tests before appearing for the real exam. The actual pass mark is around 40-50%, but you want a comfortable buffer above that. Consistently scoring 70%+ in practice means you are well prepared and unlikely to be caught off guard by the actual exam's phrasing or scenario framing.
