Karnataka RERA Mock Test — Practice on the Act and the Rules

Karnataka RERA has not mandated an agent exam: its agent registration checklist lists documents and a fee only (see Karnataka agent fees). This mock test is practice on the law agents work under: the RERA Act 2016, the Karnataka RERA Rules, agent responsibilities, promoter obligations, allottee rights, due diligence and sales documentation. This page explains what the mock test covers, includes sample questions, and links to the full adaptive mock test at RERAExam.

Where Agents Usually Go Wrong

Karnataka does not mandate a training programme or an exam for agent registration, so this practice is for competence, not compliance. The rules still trip up experienced agents, because knowing a rule and applying it to a real transaction are different skills.

Experience is not the same as knowing the rules. Section numbers, penalty ceilings and Karnataka-specific procedures are easy to mix up. Short timed practice shows which ones you actually know.

The three patterns behind most wrong answers are: confusing similar penalty amounts across sections, misreading scenario questions because of time pressure, and not knowing Karnataka RERA-specific rules (which differ from the central RERA Act in important ways).

The 5 Question Types in Our Karnataka Mocks

1. Section identification questions

"Which section deals with X?" — These are straightforward if you know your section numbers. Section 3 (project registration), Section 9 (agent registration), Section 13 (10% advance cap), Section 14 (sanctioned plans), Section 18 (delay rights), Section 79 (civil court bar) appear repeatedly.

2. Scenario-based application questions

A buyer's possession is delayed. A promoter alters the plan. A broker facilitates a transaction in an unregistered project. These questions require you to identify the correct RERA provision and the outcome it produces, not only name the section.

3. Numerical calculation questions

Calculate delay interest at MCLR+2%. Calculate maximum advance on a given property cost. Calculate stamp duty. Calculate the penalty ceiling as a percentage of project cost. These are straightforward arithmetic but require knowing which rate or percentage applies.

4. Karnataka RERA-specific rules questions

Registration fees, registration number format, portal requirements, quarterly update obligations, Conciliation Forum details, complaint fees — these come from Karnataka state rules, not the central Act. Agents who know only the central Act often get these wrong.

5. Agent duty and ethics questions

What should an agent do when they discover an undisclosed mortgage? Can an agent represent both buyer and seller? What happens if an agent makes an independent promise about an amenity? These test knowledge of agent obligations under Section 10 and fiduciary duties.

Section-by-Section Study Priority

Not all sections matter equally in day-to-day agent work. Prioritise your study in this order:

  1. Sections 3, 4, 9 — Registration requirements for projects and agents, the 70% designated account. These carry the most questions in RERAExam's mocks.
  2. Sections 13, 14, 18 — The 10% advance cap, sanctioned plan adherence, defect liability, and delay remedies. High application value in scenario questions.
  3. Sections 59, 60, 62, 63, 64, 65 — The penalty sections. Know which section applies to which violation and what the maximum penalty is for each.
  4. Section 10 — Agent functions and obligations. The basis of the agent duty questions.
  5. Section 19 — Allottee rights. Know what an allottee can demand and when.
  6. Section 79 — Civil court bar. A common trap about the correct forum.
  7. Karnataka RERA Rules — Registration fees, formats, portal requirements, quarterly updates, conciliation forum.

Sample Questions with Full Explanations

Sample Question 3 Agent Registration
A real estate agent has been operating since 2019 without Karnataka RERA registration. In 2024, a buyer files a complaint. The applicable penalty under RERA is:
  • ₹5,000 per day of default
  • B. ₹10,000 per day up to a maximum of 5% of the property's cost
  • ₹1 lakh fixed penalty
  • Up to 10% of the agent's annual income
Explanation: Section 62 of the RERA Act: an agent who facilitates transactions without registration faces ₹10,000 per day of default, accumulating to a maximum of 5% of the cost of the plot, apartment or building involved. The cap is not a flat amount — it varies with the property value.
Sample Question 4 Promoter Obligations
A promoter collected ₹50 lakh from allottees for a project worth ₹2 crore. How much must go into the designated 70% account?
  • ₹14 lakh (70% of what was collected)
  • B. ₹35 lakh (70% of ₹50 lakh collected)
  • ₹1.4 crore (70% of project cost)
  • The entire ₹50 lakh must go in
Explanation: Section 4(2)(l)(D): 70% of all amounts realised from allottees must go into the designated account. If ₹50 lakh has been collected, 70% of ₹50 lakh = ₹35 lakh must be deposited. The calculation is based on amounts collected, not project cost. The remaining 30% (₹15 lakh) can be used for other project expenses.

Frequently Asked Questions — RERA Mock Test

Is this mock based on an official Karnataka exam?
No. Karnataka RERA has not mandated or published an agent exam, so there is no official paper to copy. The questions are RERAExam's own: scenario-based multiple choice with four options, on the RERA Act 2016 and the Karnataka RERA Rules. The 40-minute timer and the topic weighting are our practice settings.
Do I need to create an account to take the mock test?
The free daily challenge (10 questions) requires no account. For full mock tests, you register with your phone number and pay ₹899 for 90 days of unlimited access. Your progress, scores, and topic mastery are saved to your account automatically.
How many mock tests should I take?
Karnataka has no exam to prepare for, so take as many as help you learn the rules. Reviewing wrong answers matters more than the count: after each mock, read the explanation for every question you got wrong. The pattern of errors across several mocks shows where to focus.
What score should I aim for in the mock tests?
Aim for 35-40 out of 50 (70-80%) consistently. Karnataka RERA sets no exam or pass mark, so the score measures how well you know the rules, nothing more.
