Karnataka Stamp Duty and Registration Fee Calculator

Estimate what you pay to register a property purchase in Karnataka. The registration fee comes from the government notification. The stamp duty rate is the one secondary sources report, and you can change it if the Sub-Registrar quotes a different figure.

Stamp Duty and Registration Fee
Karnataka property purchase - estimate only
Registration fee: 2% of value from 31 August 2025 (Karnataka notification RD/46/MNMU/2025 of 29 August 2025, which doubled the fee from Rs 10 to Rs 20 per Rs 1,000). The notification sets no maximum. Stamp duty: 5% is the rate secondary sources report for a sale deed. We have not checked it against the Karnataka Stamp Act, and cess or surcharge can be added. Confirm the figure on the Kaveri online services or with the Sub-Registrar.

How the Estimate Works

Stamp duty is a state tax on the document that transfers the property. The registration fee is a separate charge for registering that document at the Sub-Registrar's office. Both are paid when the sale deed is registered.

The calculator works on the higher of your agreed price and the guidance value you enter. Karnataka publishes guidance values under section 45-B of the Karnataka Stamp Act, 1957; the Karnataka RERA Rules 2017 refer to them when they define land cost (rule 5(1)(i)). Look up the guidance value for your property on the Kaveri online services.

Frequently Asked Questions

What is the registration fee in Karnataka?
2% of the property's value. Karnataka notification RD/46/MNMU/2025, dated 29 August 2025, raised the fee from Rs 10 to Rs 20 per Rs 1,000 of value with effect from 31 August 2025. Before that it was 1%. The notification does not set a maximum, so there is no Rs 30,000 cap like Maharashtra's.
What stamp duty rate does this calculator use?
5% by default, the rate secondary sources report for a sale deed in Karnataka, before any cess or surcharge. We have not verified it against the Karnataka Stamp Act. Change the rate in the calculator if the Sub-Registrar or the Kaveri online services quote a different figure.
Do women buyers pay less stamp duty in Karnataka?
We have not found a women's concession in Karnataka. Maharashtra reduces stamp duty by 1% for women buying a home, but that is a Maharashtra order and does not apply to Karnataka.
What is the guidance value?
The government's reference value for a property, published under section 45-B of the Karnataka Stamp Act, 1957. Enter it if it is higher than your agreed price, and the calculator works on the higher figure.
Disclaimer: This calculator gives an estimate only. The stamp duty and fee payable depend on the document, the property and the notifications in force on the day you register. Confirm the amounts with the Sub-Registrar before you pay. RERAExam is not affiliated with any government authority.
