How to Study for the RERA Agent Exam
The short answer. Sit one full 50-question timed mock before you read anything. It takes 40 minutes and it tells you which topics you are actually weak on, which is rarely the topics you expect. Then work your weakest topic first and sit a fresh timed paper every third day, so you are practising under the same time pressure as the real paper.
The single most common mistake is reading the RERA Act front to back and running out of time before ever sitting a paper. The Act is long, the exam samples it unevenly, and reading it cover to cover tells you nothing about where you personally lose marks.
Take a timed 50-question mock test first. Record the score and, more importantly, the per-topic breakdown. That breakdown is your study plan. Everything after this step is just working the list in order.
This is aggregated from 24,818 real answers given on RERAExam by candidates preparing for the Maharashtra paper. It is the proportion answered correctly, by topic. Figures are aggregate only and identify no individual.
| Topic | Answered correctly | Answers | What it covers |
|---|---|---|---|
| Sales, GST and taxation | 59.4% | 2,018 | GST slabs, Section 194-IA TDS, 80C/24(b) limits |
| Anti-money-laundering | 61.9% | 126 | Newest topic on the paper, and the least practised |
| RERA Act core sections | 62.4% | 7,074 | Sections 3, 4, 13, 18 - the largest block of the paper |
| Promoter obligations | 66.2% | 2,839 | Section 4 disclosures and Section 11 duties |
| Allottee rights | 66.2% | 2,840 | Section 19 rights and the Section 18 interest rule |
| State RERA rules | 67.7% | 4,545 | Fees, forms and timelines - these differ by state |
| Agent duties and registration | 69.8% | 3,503 | Sections 9 and 10, and the Section 62 penalty |
| Due diligence | 73.6% | 1,796 | Title checks and project verification |
Two things stand out in the data. Sales, GST and taxation has the lowest observed accuracy at 59.4%. And anti-money-laundering is both low-scoring and barely practised - 126 answers against 7,074 on the core Act sections - so it is the topic where the least practice has been done relative to its weight. These are observations about practice on RERAExam; we cannot say how either topic is marked in the official paper.
Note that state RERA rules differ sharply between states: the fees, forms and renewal timelines in Maharashtra are not the Karnataka or Uttar Pradesh figures. Study the rules for the state whose paper you are sitting.
Days 1-2 - diagnose. One full timed mock. Read every explanation, including for the questions you got right, because a lucky guess is a gap you have not found yet.
Days 3-7 - work the weak topics. One topic per session, weakest first, using topic-wise practice. Move on when that topic is no longer among your weakest, and do not polish a topic you are already scoring well on.
Days 8-10 - the law itself. Now read, but selectively: the sections your weak topics sit in. The full text of the RERA Act 2016 is worth having open for Sections 3, 4, 13, 18, 19 and 59 to 63. Pair it with your state's rules for fees and timelines.
Days 11-13 - full papers under the clock. One complete timed paper a day. The goal is pace, not score: you are training yourself to finish.
Day 14 - review only. Re-read the explanations for every question you have got wrong across the fortnight. No new material.
Compress it, do not skip the diagnostic. A full mock on day one, then four days on your two weakest topics only, then two days of full timed papers. You will not cover everything; the aim is to stop losing marks where our practice data shows most marks are lost.
Before exam day, confirm the current exam pattern and marking scheme and the next exam date and hall-ticket timing. Both change between phases, and both are maintained separately from this page so they stay current.
