Who Is Eligible to Register for the MahaRERA Exam?

Anyone who wants to work as a real estate agent in Maharashtra must pass the MahaRERA competency exam before obtaining or renewing agent registration. The only prerequisite is completing the mandatory 20-hour training from a MahaRERA-approved training institute and holding the training completion certificate. No minimum educational qualification is prescribed beyond the training.

Existing registered agents must also clear the exam to keep their registration valid, and new applicants must pass it before their agent registration is granted under Section 9 of the RERA Act.

MahaRERA Exam Registration Fee

The exam fee is Rs 1,062 - Rs 900 plus 18% GST - payable online during registration on the MahaRERA portal. This is separate from the agent registration fee you pay after passing: Rs 10,000 for individuals or Rs 1 lakh for companies and firms. Keep the payment receipt; you will need the transaction reference if anything goes wrong with the registration.

How to Register for the MahaRERA Agent Exam: Step by Step

  1. Complete the 20-hour training. Enrol with a MahaRERA-approved training institute and collect your training completion certificate.
  2. Register on the portal and pay Rs 1,062. When the phase's registration window opens, go to maharera.maharashtra.gov.in, open Agent Exam Registration, upload your training certificate and pay the fee online.
  3. Download your hall ticket. The download window opens in the days before the exam. The hall ticket shows your exam centre, reporting time and roll number.
  4. Appear for the exam. 50 multiple-choice questions in 40 minutes, IBPS online format, no negative marking. The pass mark is approximately 40-50%, and you get a maximum of 3 attempts before re-training is required.
  5. Complete agent registration after passing. Download your scorecard, then submit the registration application, documents and registration fee on the portal to receive your agent registration number, valid for 5 years.

MahaRERA Exam Hall Ticket: How and When to Download

Hall tickets are released on the MahaRERA portal shortly before each exam phase - for the May 4, 2026 phase the window opened from April 29. Log in with your registration credentials, download the hall ticket and check the exam centre and reporting time immediately so travel is not a last-minute surprise. What Happens After You Pass?

Results are published on the MahaRERA portal after each phase. Once you pass, you receive a Certificate of Competency. You then apply for agent registration on the portal with your documents and the registration fee. Your MahaRERA agent registration number is valid for 5 years and must be renewed before expiry. If you do not pass, you can re-attempt in the next phase - up to 3 attempts before mandatory re-enrolment in the 20-hour training.
