MahaRERA Certificate of Competency
The short version. The Certificate of Competency is what you receive after completing the mandatory training and passing the MahaRERA agent examination. It is issued through the examination portal at apps.mssu.ac.in, it is valid for five years, and it is not the same thing as your agent registration. You upload it to your MahaRERA agent account to complete or renew that registration.

Four steps, in this order. Most of the confusion at this stage comes from treating the last two as one thing.
- Training. A 20-hour programme from a MahaRERA-empanelled partner. NAREDCO, REMI and RAGC are the bodies named in current partner material, and fees differ between them.
- Examination. The agent competency paper. See the exam pattern for format and marking, and the exam dates page for the current phase.
- Certificate of Competency. Issued once your result is finalised. This page.
- Agent registration. A separate application, with its own fee, that produces your agent registration number. See the registration guide.
You cannot skip step 3 to reach step 4. The certificate is the evidence the registration application asks for.
Certificates are issued through the examination portal rather than the main MahaRERA site. Sign in at apps.mssu.ac.in with the credentials you used to register for the exam, then select your last qualifying exam from the dropdown to reach the certificate. Two things that catch people out. First, the login is the exam login, not your MahaRERA agent portal login — they are different accounts. Second, the certificate only appears once the result is finalised for your phase, which is not the same day results are announced. If the result is final and the certificate still is not there, the training partner you enrolled with is the right first contact.
Five years from the date of issue. After that the certification lapses, and restoring it means taking the training again and sitting the examination again — it is not a fee-and-form renewal.
Plan for that. Five years is long enough to forget the requirement entirely, and the exam does not get easier for having passed it once before. Note also that your registration runs on its own five-year cycle under rule 12(4) of the Maharashtra RERA Rules, with renewal due at least 60 days before expiry under rule 13(1). The two clocks start on different dates.
This validity period is confirmed against MahaRERA-authorised training-partner material, verified 19 September 2026. It is not quoted from a MahaRERA order, so confirm it on the portal before relying on it for a deadline.
A scanned copy goes into your MahaRERA agent account. It is submitted with the registration application, and where an application is already in progress it should be uploaded within 30 days of obtaining the certificate.
Certification applies to agents renewing as well as to new applicants, so holding a current registration does not exempt you. Check your own renewal date on the portal rather than relying on a general cut-off, because the obligation attaches to your registration cycle.
