MahaRERA Exam Syllabus 2026: Topic-Wise RERA Syllabus

The MahaRERA certification exam tests whether a real estate consultant can apply the RERA Act, Maharashtra rules, portal requirements and transaction duties in practical situations. The exam is not only memory-based. Scenario questions are common.

The syllabus is one part of the picture — the MahaRERA exam guide sets out the whole process from training through to your registration number.

Exam structure (MahaRERA Order 41 of 2023): 50 MCQs of 2 marks each, no negative marking, 40 marks out of 100 to pass, and 3 attempts before re-enrolment in the mandatory training cycle. MahaRERA has not published the exam duration.

Best Study Order

  1. Start with RERA Act 2016 definitions and Sections 3, 4, 9, 13, 14 and 18.
  2. Move to Maharashtra-specific rules, portal procedures and registration fees.
  3. Practise calculations: carpet area, delay interest, stamp duty, penalty and 70% account withdrawal.
  4. Take a full agent exam mock test and review every wrong answer.
  5. Revise the weakest two topics before taking the next agent exam mock test.

Section 4: Registration application, disclosures and the 70% designated bank account.
Section 9: Registration of real estate agents and the duty to transact only in registered projects.
Section 13: The 10% advance cap before a registered agreement for sale.
