Why Most Agents Fail the Uttar Pradesh RERA Exam
The pass rate for first-time candidates is lower than most people expect. The exam is not designed to test whether you attended the training - it tests whether you can apply RERA and Uttar Pradesh RERA rules to real agent situations under time pressure.

1. Section identification questions

2. Scenario-based application questions
A buyer's possession is delayed. A promoter alters the plan. A broker facilitates a transaction in an unregistered project. These questions require you to identify the correct RERA provision and the outcome it produces, not only name the section.
3. Numerical calculation questions
Calculate delay interest at MCLR+2%. Calculate maximum advance on a given property cost. Calculate stamp duty. Calculate the penalty ceiling as a percentage of project cost. These are straightforward arithmetic but require knowing which rate or percentage applies.
4. Uttar Pradesh RERA-specific rules questions
Registration fees, registration number format, portal requirements, quarterly update obligations, Conciliation Forum details, complaint fees - these come from Uttar Pradesh state rules, not the central Act. Many candidates who studied only the RERA Act get these wrong.
5. Agent duty and ethics questions
What should an agent do when they discover an undisclosed mortgage? Can an agent represent both buyer and seller? What happens if an agent makes an independent promise about an amenity? These test knowledge of agent obligations under Section 10 and fiduciary duties.
Section-by-Section Study Priority
Not all sections of the RERA Act are tested equally. Based on the exam pattern, prioritise your study in this order:
- Sections 3, 4, 9 - Registration requirements for projects and agents, the 70% designated account. These alone can account for 15-18 questions.
- Sections 13, 14, 18 - The 10% advance cap, sanctioned plan adherence, defect liability, and delay remedies. High application value in scenario questions.
- Sections 59, 60, 62, 63, 64, 65 - The penalty sections. Know which section applies to which violation and what the maximum penalty is for each.
- Section 10 - Agent functions and obligations. Directly tested in agent duty questions.
- Section 19 - Allottee rights. Know what an allottee can demand and when.
- Section 79 - Civil court bar. Commonly tested as a trick question about the correct forum.
