Marking Scheme
What is safe to prepare for is the shape of the paper: multiple-choice questions that test whether you can apply a section to a situation, answered against a clock on the final day of your training. That does not change with the marking scheme, and it is where preparation actually pays.
What Kind of Questions to Expect
The exam does not test pure memory - it tests application of the law to real-world situations. A typical question gives you a scenario involving an agent, a buyer, or a promoter, and asks what the correct action or entitlement is under the RERA Act or Uttar Pradesh RERA rules.
For example, instead of asking "What is Section 18?", the exam might say: "A buyer's possession has been delayed by 8 months. Which of the following is the buyer entitled to claim?" - and you must apply Section 18 to the scenario.
This is why reading the Act alone is not sufficient. You need to practise applying sections to situations under time pressure.
What Happens if You Fail
UP RERA has not published an attempt limit or a re-enrolment rule for the certification exam, so treat any specific number you read elsewhere with caution and confirm it with your notified training institute.
What is confirmed is the deadline: agents already registered with UP RERA must complete the training and certification by 31 December 2026, or their registration and renewals are affected. A failed attempt costs you a training cycle you may not have time to repeat before that date — which is the real reason to prepare properly for the first attempt.

Uttar Pradesh RERA-Specific Rules You Must Know
Beyond the central RERA Act, Uttar Pradesh has state-specific rules that are tested in the certification exam. These are the most commonly tested Uttar Pradesh RERA points.
- Registration number format: Projects and agents must display the Uttar Pradesh RERA registration number exactly as issued on the official portal.
- Quarterly updates: Promoters must update the Uttar Pradesh RERA portal every 30 days in Form 2, covering construction progress, bookings and amounts collected.
- QR codes in advertisements: Uttar Pradesh RERA advertisements must carry the project registration details prescribed by the official portal and current circulars.
- Conciliation Forum: RERA encourages conciliation under Section 32(g); know the forum route and appeal path used by the Uttar Pradesh system.
- Complaint fee: Filing a complaint with Uttar Pradesh RERA costs Rs.5,000, payable by digital transfer only. Complaints can only be filed against registered projects.
- Uttar Pradesh RERA portal: The official portal is the official Uttar Pradesh RERA portal - agents must verify every project's registration status here before facilitating any transaction.
- Conveyance of common areas: Must be executed within 30 days of the Occupancy Certificate being issued.
Common Mistakes in the Uttar Pradesh RERA Exam
These are the errors that frequently cost candidates marks in the certification exam. Be aware of each one.
- Confusing Section 59 and Section 60 penalties: Non-registration (Section 59) = up to 10% of project cost. False information at registration (Section 60) = up to 5%. Half as much - but candidates frequently mix them up.
- Misreading the 500 sq.m. exemption: The exemption from registration applies when EITHER the plot is 500 sq.m. or less OR the units are 8 or fewer. You only need ONE condition, not both. This is a classic trap question.
- Getting the interest rate wrong: The prescribed rate under Section 18 is SBI's highest MCLR plus 2% - not a fixed rate, not the RBI repo rate. The same rate applies both ways: promoter delays and allottee payment defaults.
- Forgetting the agent is personally liable: An agent who makes representations beyond what is documented in the agreement for sale is personally liable for those representations. "The promoter said it" is not a defence.
- Civil court jurisdiction confusion: Section 79 bars civil courts from RERA matters. The forum is Uttar Pradesh RERA Authority - Adjudicating Officer - Appellate Tribunal - High Court. Not directly to civil court or consumer court.
