Update, 27 September 2026: This article earlier said a circulating 3 October date could not be confirmed. The MahaRERA-registered training institute has now confirmed it: Phase 11 is on Saturday, 3 October 2026. MahaRERA has not posted an exam notice on its own portal since Phase 9 in April 2026, so the institute is the source here. Your hall ticket is the final word on your centre and timing.
Phase 11: Saturday, 3 October 2026
Hall tickets are issued five days before the exam and emailed with the venue and reporting time, so expect yours around 28 September 2026. If it has not arrived by then, check the email address and mobile number linked to your registration and contact your training institute. Phase 11 registration has closed; if you did not register for it, the next window is Phase 12 (below).
The paper follows MahaRERA Order 41 of 2023: 50 multiple-choice questions of 2 marks each, 100 marks in total, 40 marks to pass, and no negative marking, so attempt every question. MahaRERA has not published an exam duration, so follow the instructions on your hall ticket. The full format is on our MahaRERA exam pattern page.
The Phase 10 Result Is Out
MahaRERA has published the result for the 31 August 2026 exam on its Exam Result page. Check it there directly rather than trusting forwarded screenshots, which are often from the wrong phase. When this article was first written, on 10 September, the result had not yet been declared.
If you cleared it, your Certificate of Competency follows; our Certificate of Competency guide covers the download and what to do with it next. If you did not, you resit at a later phase. Nothing about your training lapses because of one failed attempt.
Phase 12 Registration: 25 September to 10 November 2026
Registration for Phase 12 runs on a TCS iON form linked from MahaRERA's Agent Exam Registration page, from 25 September 2026, 11:00 AM to 10 November 2026, 11:55 PM. The Three-Attempt Rule, in Plain Terms
You get up to three attempts at the certification exam. Use all three without passing, and you must re-enrol in the mandatory 20-hour training programme before you are eligible to sit again. That is the real cost of exhausting your attempts: not just another exam fee, but 20 hours of training you have to redo.
So treat each attempt as if it were your last, because the third one effectively is until you re-enrol. If Phase 10 was your first sitting, you have two more in hand. If it was your second, the next sitting carries more weight, and a casual resit is a mistake.
If You Are Sitting Phase 11
Six days is enough to sharpen, not to start over. Take one full-length mock test under the RERAExam practice timer to see where you stand, then spend the remaining days on your two weakest topics with topic-wise practice tests. The syllabus rewards precision on sections, forms and timelines, and those are the areas that fade fastest.
The day before, stop learning new material. Check your hall ticket details, your photo ID and your route to the centre.
