How Long UP RERA Agent Registration Actually Lasts

Plan on five years. Rule 11(6) of the Uttar Pradesh Rules provides that a renewal is valid for five years, and Form H — the registration certificate itself — records five years. Renewal is applied for in Form J, not less than three months before expiry, accompanied by a fee of Rs 5,000 for an individual or Rs 50,000 for an applicant other than an individual under rule 11(2).

There is a genuine inconsistency in the Rules worth knowing about. Rule 10(3) states ten years for the initial registration, while rule 11(6) and Form H both say five. The Rules are not internally consistent on this point. No central amendment changed it either — agent registration validity is fixed by the state Rules, not by the central Act, and there is no retrospective extension of existing certificates.

Until UP RERA clarifies, treat five years as the operative period: diarise renewal at the three-month mark and work from the expiry date printed on your own Form H certificate rather than from a general rule. An agent whose registration has lapsed is treated as unregistered, which carries the Section 62 penalty of Rs 10,000 for every day of default, cumulatively up to 5% of the cost of the plot or apartment.

The Training Certification You Need First

Registration and renewal both sit behind UP RERA's Agent Training Certification Programme. According to UP RERA, participation is mandatory for all real estate agents — both those already registered with the Authority and those seeking fresh registration. Renewal is not an exemption.

The programme spans four days. The first three days are classroom instruction covering key provisions of the RERA Act, the UP RERA Rules and Regulations, relevant sections of the Contract Act, provisions relating to stamp and registration, and the roles, duties and liabilities of real estate agents. On the fourth day participants sit a written examination, and only those who clear it are granted certification. The training fee is Rs 6,000, and applications are submitted online through the official UP RERA website.

Sessions run in Lucknow and in Greater Noida (Gautam Buddh Nagar). The programme was first launched in December 2024 at Literacy House, Lucknow.

What UP RERA Has Not Published

UP RERA has not published a question count, time limit, pass mark, attempt limit or retake policy for the day-four examination. If you find a page quoting exact figures for any of those, it is almost certainly repeating Maharashtra's format — a different authority, a different paper, and no application in Uttar Pradesh. Confirm the current exam-day specifics with your notified training institute or on the official portal before you rely on them.

How Many Agents Have Been Through the Programme

As of UP RERA's 24 February 2026 statement, 34 batches had been conducted. More than 2,400 candidates had registered for the course, of whom 1,465 actually participated in the training. Results had been declared up to the 29th batch, with 1,189 candidates passing the examination. The certification ceremony held that month recognised 94 agents from the 28th and 29th batches.

Those last two figures cover different sets of batches, so they do not divide into a clean pass rate. The number worth noticing is the gap between 2,400 registrations and 1,465 participants — roughly two in five people who signed up did not sit the programme, which is worth factoring in if you are planning around batch availability.

Preparing for the Day-Four Examination

The three teaching days cover the law. The fourth day tests whether you can retrieve it under time pressure, which is a different skill and the one the classroom does not rehearse. Working through solved sample questions and then a full timed mock test is the fastest way to find out which topics you can actually answer cleanly rather than merely recognise.
