Every real estate agent already registered with Uttar Pradesh RERA has to complete a training programme and pass a certification exam by 31 December 2026. Miss that date and your registration and future renewals are affected. This is not a suggestion or a training "recommendation" - it comes from a formal UP RERA order, and the clock is running.
What the order actually says
UP RERA issued the order on 5 January 2026, replacing an earlier notification from October 2025. It makes training and certification mandatory for real estate agents. Two groups are covered:
- Already-registered agents: you must complete the training and pass the exam by 31 December 2026. After that, your registration and any renewal or amendment you apply for are affected.
- New applicants: the certificate is now required before you can register as an agent in the first place.
For firms and companies, at least 50% of the partners or directors (or two of them, whichever is fewer) must complete the training before the firm can register. Foreign, NRI, and non-operational directors or partners are exempt, subject to conditions.
How the training and exam work
The programme is a four-day non-residential training, and the examination is held on the final day. It is run at notified training centres. This is a real exam with a pass mark, not an attendance certificate, so walking in unprepared is a genuine risk - especially if you have been in the field for years and have not sat a written test recently.
The exam checks the RERA Act 2016, Uttar Pradesh RERA rules, agent registration and obligations, promoter duties, allottee rights, and due diligence. These are the same areas the MahaRERA agent exam has been testing, and the format is a timed multiple-choice paper.
Why the deadline matters more than it looks
The problem with a year-end deadline is that everyone waits. Training slots are limited, and as December gets closer the centres fill up. An agent who leaves it to the last month risks not getting a slot in time, and a failed first attempt leaves very little room to re-sit before the cut-off. The agents who clear this comfortably are the ones who prepare early and treat the exam as a real one.
The safest approach is simple: know the syllabus, practise under exam timing until the format feels familiar, and book your training with a buffer, not on the last available date.
