Is There a Karnataka RERA Agent Exam? What Registration Actually Requires

Is there a Karnataka RERA agent exam?

No. Karnataka RERA has not mandated an examination or training for real estate agents. K-RERA's own agent registration checklist lists documents and a fee, and nothing else: no exam result, no training certificate and no certificate of competency. That applies to first registration and to renewal.

An earlier version of this article wrongly claimed that Karnataka agents must sit a compulsory test with a fixed question count and time limit. That was wrong, and the article has been rewritten. If you read elsewhere that Karnataka agents have to sit an exam, check the K-RERA portal (rera.karnataka.gov.in) before acting on it.

Why the confusion

Two other states do require an exam. In Maharashtra, MahaRERA requires 20 hours of training and a certification exam before an agent can register. In Uttar Pradesh, UP RERA runs a four-day training programme that ends in an exam on the final day. Karnataka has not adopted either model, but guides written for those states are often repeated as if they applied everywhere.

What Karnataka agent registration actually requires

For an individual agent, the K-RERA registration checklist asks for:
- name and contact details, including an email address
- self-attested proof of identity
- PAN
- a photograph
- a notarised affidavit on Rs 100 stamp paper
- the registration fee, paid by net banking

Applicants other than individuals, such as firms and companies, follow the same pattern with their own documents.

Fees, validity and renewal

- Registration fee: Rs 25,000 for an individual and Rs 2,00,000 for an applicant other than an individual (Karnataka RERA Rules 2017, rule 9).
- Validity: five years from the date registration is granted (rule 10(4)).
- Renewal: apply in Form J at least three months before expiry (rule 11). The renewal fee for an individual is Rs 5,000 (rule 11(2)).

Our Karnataka agent fees page sets these out in full, and the Karnataka renewal deadline calculator works out your Form J date.

What a Karnataka agent should know anyway

With no exam to pass, the law still applies to your work in Karnataka exactly as it does elsewhere:
- Sections 9 and 10 of the RERA Act: registration, and the duties of a registered agent, including not facilitating the sale of a project that is not registered and keeping proper books of account.
- Section 62: the penalty for an agent who breaks Section 9 or 10, up to Rs 10,000 for every day the default continues, which can add up to five per cent of the cost of the property.
- Section 13: a promoter cannot take more than ten per cent of the cost as an advance before a registered agreement for sale.
- Section 18: interest or a refund when the promoter delays possession.
- The Karnataka RERA Rules 2017: the forms, fees and timelines specific to the state.

How to practise Karnataka RERA law

RERAExam's Karnataka practice tests and mock papers are practice on the RERA Act and the Karnataka RERA Rules. They are not modelled on an official exam paper, because there is none. They are useful if you want to check your knowledge of the rules you work under, or if you also plan to sit the Maharashtra or Uttar Pradesh exam.

Start with topic-wise practice on agent duties, fees and renewal, then take a full timed practice paper to see which areas need more work. The full text of the RERA Act, with plain-English summaries of every section, is on our RERA Act 2016 page.
