An earlier version of this article described a Karnataka agent registration exam. Karnataka RERA has not mandated one: its agent registration checklist asks for identity proof, PAN, a photograph, a notarised affidavit and the fee. Solved practice questions are still the fastest way to learn the rules, and this article explains how to use them.

Why solved questions work

Reading the RERA Act tells you what a section says. A question tells you whether you can apply it. "A promoter asks for 15% of the price before signing the agreement for sale. Is that allowed?" is a different skill from remembering that Section 13 caps the advance at 10%. Explanations then show why the right answer is right and why the other options are wrong, which is where most of the learning happens.

What the questions cover

RERAExam's Karnataka practice questions are written on the RERA Act 2016 and the Karnataka RERA Rules 2017. They cover:

- project registration under Section 3, including the exemption for land up to 500 square metres or up to eight apartments
- agent registration and duties under Sections 9 and 10
- promoter obligations: the 70% separate account under Section 4(2)(l)(D), the 10% advance cap under Section 13, and plan changes and defect liability under Section 14
- allottee rights under Sections 18 and 19
- penalties under Sections 59 to 66
- the Karnataka Rules for agents: the registration fee under rule 9 (₹25,000 for an individual, ₹2,00,000 otherwise), five-year validity under rule 10(4), and renewal in Form J under rule 11

The questions are RERAExam's own. They are not copied from any official paper, because no official Karnataka agent paper exists.

How to use them

Work by topic first. Take one area, such as promoter obligations, and answer a short set. Read every explanation, including for the questions you got right; a correct guess teaches nothing.

Keep a simple log of the topics you get wrong. Once a pattern shows, go back to the section in the Act or the Rules and reread it before trying more questions.

When topic drills feel comfortable, move to a full 50-question paper on a timer. A clock shows which rules you know well enough to recall quickly and which you are still working out.

Reading your scores

Karnataka has no pass mark, so a score is only a measure of how well you know the rules. Scoring 70% to 80% consistently on full papers means you have a good grasp of the law. Below that, your log tells you where to spend the next week.

Keep the explanations, not just the answers

The value of a solved question is its reasoning. If you remember why Section 79 sends a dispute to the Authority instead of a civil court, you will handle a new version of that situation correctly. If you only remember that the answer was option B, you will not.
