An earlier version of this article gave tips for passing a Karnataka agent test on the first attempt. No such test exists. Karnataka RERA has not mandated an agent exam: its agent registration checklist asks for identity proof, PAN, a photograph, a notarised affidavit and the fee, with no exam or training certificate. This version is a study plan for agents who want to know the law they work under.

Why learn the rules if there is no exam

The RERA Act 2016 and the Karnataka RERA Rules 2017 still govern every transaction an agent handles. Section 62 of the Act lets the Authority penalise an agent up to ₹10,000 for every day of default, up to 5% of the cost of the plot, apartment or building involved. An agent who promises something the agreement for sale does not say can be held to it. Knowing the rules protects your clients and your registration.

Weeks 1 and 2: read the Act once, end to end

Download the RERA Act 2016 and the Karnataka RERA Rules 2017 from the official Karnataka RERA portal. Read both once without trying to memorise anything. The aim is the shape of the law: who must register, what promoters owe allottees, what agents may and may not do, and where disputes go.

Weeks 3 to 5: work section by section

Go back through the sections that matter most to an agent and write short notes in your own words:

- Section 3: which projects must register, and the exemption for land up to 500 square metres or up to eight apartments
- Section 4(2)(l)(D): 70% of amounts collected from allottees go into a separate account
- Sections 9 and 10: agent registration and an agent's duties
- Section 13: no more than 10% of the cost as an advance before a registered agreement for sale
- Section 14: no change to sanctioned plans without the consent of two-thirds of allottees, and five years of structural defect liability
- Section 18: what an allottee can claim when possession is delayed
- Sections 59 to 66: the penalties, and who they apply to
- Section 79: civil courts cannot hear matters the Authority can decide

Then add the Karnataka Rules that apply to agents: the registration fee under rule 9 (₹25,000 for an individual, ₹2,00,000 otherwise), five-year validity under rule 10(4), and renewal in Form J at least three months before expiry under rule 11.

Weeks 6 to 10: practise and review

Start answering questions. Short topic drills work best at first; move to full timed papers once you are scoring above 70% on drills. After each set, read the explanation for every question you got wrong and go back to the section it came from. The review teaches more than the questions do.

After that: keep it current

Karnataka RERA issues orders, circulars and portal changes through the year. Check the official portal regularly and add anything new to your notes. A few questions a day keeps the sections and figures fresh.

A note on scores

There is no Karnataka pass mark to aim for. Use your scores to find the topics you still get wrong, not as a verdict. Consistently scoring 70% to 80% on full practice papers means you know the rules well.
