- Registration number found on an official RERA portal
Search by project name, promoter name, and registration number. Do not rely only on screenshots.
- Project name, land parcel, phase, and tower match
Large projects can have multiple registrations. Your unit must fall under the exact record shown.
- Promoter name matches the party collecting money
If the legal promoter differs from the seller, ask for the authority and documentation trail.
- Official possession date checked
Compare the RERA date with the brochure, sales message, allotment letter, and draft agreement.
- Uploaded approvals and plans reviewed
Check sanctioned plan, commencement certificate, approvals, layout, and any revised documents.
- Complaints, orders, and lapsed status checked
Repeated delay complaints, refund orders, and lapsed registration status deserve deeper review.
- Carpet area and price basis confirmed
RERA uses carpet area. Convert built-up or super built-up claims before comparing price per sq.ft.
- Payment, cancellation, refund, and extra charges read
Review GST, stamp duty, maintenance deposit, brokerage, cancellation deductions, and refund timelines.
